A home is not a stock option, so what are you waiting for?

Free FruitWhat is it about human nature that we only want what we can't have.  Or the weird tendency to place value on something, only if it comes with a hyper-inflated price tag?  It's a phenomenon that has no boundaries...from lemons to relationships to houses.

I can place a basket of  fruit (fresh off the tree in my backyard), affix a "free" sign to the basket and place it on a table in front of my house and people will walk right by ignoring the opportunity.  Citrus is plentiful in the valley this time of year.  Everyone knows someone with a basket of fruit they're trying to get rid of.  But come summer, people will lay down a dollar for a lemon.

On the relationship front, everyone knows if you play hard to get, you'll get a lot more attention than if you act the least bit interested.  It's all about wanting what you can't, or at the very least is difficult, to have.

I think that's the theory we're seeing in the real estate market today.  Why IS it called a buyer's market when buyers aren't buying?  3 years ago I could put a cardboard box with a door cut into the side along side one of our busiest roads.  If I labeled it a one bedroom home and put a for sale sign in front of it, I would have had 15 offers on it by noon.  Why?  Supply and demand.  We want what we can't have and there really weren't enough houses to go around. 

Three years ago, people wanted a home so bad they were willing to pay thousands more than the house was worth.  Today, we can get a buyer a home for thousands less than it's worth and they've got to think about it.  What's up with that?

Due to that crazy era of mega appreciation, Buyers now think they have to buy at the bottom and sell at the top and they're still waiting for the "bottom".  Well, good luck there.  No one predicted the bottom before.  No one predicted the top either.  Why?  If I'm drawing a line on a sheet of paper and ask you to guess when I come to the bottom of my line, you'll never get it right.  You say that's the bottom and I keep drawing.  I hit bottom and start back up and you've already missed it. happy house

It's time to take advantage of those great home prices and go back to the days when we thought of our home as a comfortable place to live.  A place to enjoy our lives and raise our families.  A place that will probably be worth more than you paid for it in a few years, during which time you'll enjoy a few tax benefits...but more importantly you'll have the joy of simply living in the home that makes you happy. 

It's time to stop thinking of a home as a stock option.  It's time to take a piece of fruit out of that basket and call it good.

Don't be fooled by the media. Homes are selling in Chandler and surrounding communities

SoldDon’t let the anyone fool you.  Things are looking up for Real Estate in Chandler, Arizona and the surrounding East Valley communities.  I know I’ve definitely seen an increase in buyer activity over the last 3-4 weeks. 

Running the stats for homes that sold over the last two weeks between 1/14/2009 and 1/28/2009, I compared those numbers to the number of sales for the same 2 weeks last year, 1/14/2008-1/28/2008.  What I found must be top secret information since it contradicts just about all the information we’ve been hearing on the 10:00 news.

Interesting to note that sales in Maricopa and Queen Creek have had the most significant increase in home sales activity and this coincides with predictions that these are the areas where we’ll see the first signs of market recovery. 

  • 81 Chandler sales this year……68 last year
  • 124 Gilbert sales this year……78 last year
  • 171 Mesa sales this year……140 last year
  • 29 Ahwatukee sales this year……22 last year
  • 137 Queen Creek sales this year…..55 last year
  • 69 Maricopa sales this year……34 last year

Bottom line, buyer’s who are waiting for the “bottom” may not have much time to get off that fence!

My First Veteran's Day Without Dad

Richard McGarrigle, USN, RetiredI’ve bragged about my dad, Richard McGarrigle before and I’ll probably brag about my dad until I draw my last breath.  Dad was a US Navy Veteran (20 years, Retired, Chief Boiler Technician, WWII) who lived with my husband, TJ, and I until he passed away last month after a long brave fight with Cancer

Dad taught me everything I know about patriotism…  He taught me that you could have 3 ships sunk right out from under you and never hold a grudge against anyone.  He taught me to salute our flag by putting my hand over my heart whenever it passes by in a parade or whenever the National Anthem is played.  He taught me you don’t talk or chew gum when you’re saluting our flag.  He taught me that you should never wear your hat when you’re saluting our flag, either. 

Sometimes I wonder if the general population knows anything about flag etiquette?  It sure doesn’t seem like it when I’m watching a crowd anytime the flag is presented or the National Anthem is played.  So many seem oblivious to our flag as it passes by and aren’t even hearing the words of our National Anthem.  I know many feel it’s not “cool” to salute our flag.  But really, it’s not “cool” when you don’t.

Maybe we should do a better job as parents teaching our children about patriotism.  Veteran’s day is more than a day off work or school.  It’s more than just a day when the mail doesn’t come.  It’s a day to remember those who have served our country.  It’s a day to fly the American Flag.  

For the first time, Dad wasn’t here to put the flag out today .  So with tears in my eyes I gently unrolled dad’s flag.  The flag he had so carefully put away the last time he took it down.  Today I put the flag out for Dad and the tears fell.  Tears because I miss dad terribly and because I’m proud of him for giving 20 years of his life fighting for our country.  So, for dad and for Veterans everywhere…. I say “thank you” from the bottom of my patriotic heart.

Sellers today feel more in need of a miracle than ever when trying to sell their homes.   A plastic St. Joseph statue is the "miracle magnet" of choice for many. 

The custom of burying a St. Joseph statue when trying to sell a home dates back to at least 1984 in the U.S. but it gained more popularity in 1990's when Realtors started buying mass quantities of the plastic saint, giving instructions to sellers to bury the little guy (can I call a Saint a "little guy"...hmmm maybe not) upside down in the front yard facing away from the home.  I guess burying St. Joseph upside down makes him all the more desperate to get out of the dirt and back into the home?  I'm not sure.
