HELP! Why isn't my home selling?

This is the cry heard all over the Phoenix Metro Area in the midst of our strong buyer's market.  However, homes ARE still selling so it's possible that there are some things you can do to increase the number of showings and consequently increase your chance of selling.

Assuming your home is properly priced and listed with a Realtor, make sure your home is ACCURATELY displayed in the MLS. Ask your Realtor to see  a printout of your MLS listing.  This can even be e-mailed to you.  Check it over for errors. Does it contain your correct address, accurate directions to your home, correct property data such as square footage, number of stories, garage size, etc.? 

Next, and probably most importantly, it's important to have the full compliment of GOOD photos attached to the listing.  In our MLS that would be 6 photos.  Going to see a listing without photos is a little like going on a blind date...most people will take a pass. Make sure you see the photos displayed on your listing...do they accurately portray your home?   Are the photos bright and attractive?  Do they look like the photos in Better Homes and Garden... or more like the homes in a crime scene photo? 

A virtual tour is also a good idea.  Having a good virtual tour of your home is like having an open house 24/7 and if your home looks good in the virtual tour, it greatly increases the number of buyers who will then want to visit it in person.
